639 - 645 Lawrence Ave W

In November 2013, a final report for 639 - 645 Lawrence Avenue West (to build a 39 unit residential stacked townhouse building) was passed at North York Community Council.

As part of this final report I put forward motions to exclude residents of this building from the permit parking inventory on Shermount Avenue and Fairholme Avenue to secure parking for local residents, and directed that a traffic study be completed for the area when construction of the townhomes is completed.

Starting in April 2014, my office has been advised that Fieldgate Construction Limited will commence undertaking construction activity at this site for a period of about 12 months. Some residents on Fairholme Avenue may have already received notice in their mailbox from the applicant's construction management team regarding work activities on the site. If you have any questions about this notice you should contact the Project Manager on the notice you received.

Published November 7, 2013 As part of my ongoing commitment to keep residents informed about all City planning and development matters and look to residents for feedback, I am writing to update you on an application for 639 – 645 Lawrence Ave. W. (at Shermount Ave). The final report will be coming forward at the North York Community Council (NYCC) on November 19th, when residents can attend and provide comments on the proposal. For those unable to attend, you can send your comments to the City Clerk atnycc@toronto.ca.

An application was submitted for stacked townhomes fronting onto Lawrence Ave. W. with a common landscaped courtyard, and underground parking with entrance off Shermount Ave.  This site currently contains four single-detached homes. 

I have hosted community meetings in response to the application, including a meeting with residents on Fairholme Avenue and provided updates in my e-newsletter and on my website.

I have pushed for changes to the plan, and since earlier versions of the proposal, some improvements have been made, including:

  • More significant landscaping and privacy elements for homes backing onto Fairholme Ave.
  • A green wall along the south side of the site
  • Reduction in the total number of units to 39
  • Increase to the number of parking spaces to 45, and bike parking added
  • Wider sidewalk on Lawrence Ave. W.
  • Upper floor setbacks on the top floor to increase privacy for Fairholme residents
  • Fully enclosed building servicing area has been created to have garbage picked up from the building's underground parking rather than garbage being placed out on the street

I am pleased with these changes, but realize that some residents still have concerns with the building as proposed.

Therefore, I will be asking for additional items at NYCC to address outstanding issues including: prohibiting property owners of the development from obtaining permit parking on neighbouring streets and requesting a traffic/ transportation review to look at intersections and traffic flow along Shermount Avenue.
